Software for managing residential buildings

Costs allocated correctly, payment notices generated automatically, and owners who can see their own position.

Most of the work is explaining

A building manager spends surprisingly little time calculating and surprisingly much time explaining the calculation. Every owner who does not understand where a figure comes from generates a conversation, and those conversations repeat month after month.

When each owner can see their own breakdown online, with the meter readings and the allocation method, most of those conversations disappear without a single meeting.

What the application solves

  • Cost allocation on the real criteria: occupants, ownership share, floor area, metered consumption
  • Payment notices generated with a breakdown by each type of cost
  • A record of payments, arrears and penalties, calculated automatically
  • Individual metering and allocation of the difference against the main meter
  • Issue reports from owners, with a status and a person responsible
  • The association's documents, available to those entitled to see them

Transparency as a working tool

In a residential association, mistrust comes from a lack of visibility rather than from the amounts themselves. An owner who can see the invoices, the allocation and the collections stops guessing.

The application gives everyone access to what concerns them: their own position in detail, the overall position in aggregate, and the committee everything. The manager gains time, and decisions get made on figures rather than rumours.

Frequently asked questions

What people ask us about property management

If your question is not here, write to us — we answer just as directly.

Ask us a question
Can it be used for several associations at once?

Yes, and that is the normal case for management companies. Each association has its own data, rules and reports, while the manager sees all of them from a single account.

Can owners pay online?

A payment processor can be integrated, and the payment is matched automatically against the notice. It is the feature that most visibly reduces small arrears.

How do we move over from our current records?

We import the units, the ownership shares, the current balances and, where it exists, the recent history. The first month can run in parallel with the old method until the figures confirm each other.
